Factors to consider when choosing a property to buy
When it comes to buying a home, there are a number of factors, both practical and personal, that should inform your choice of property. It may well turn out to be the single biggest investment you ever make, so it is worth taking some time to work out what you are really looking for in a property.
For most people, the single most important factor in their decision will be whether they can afford to buy the type of property that they want. In the current economic climate, you may find that you can afford the repayments on a large mortgage fairly easily, due to the low mortgage rates being currently being offered by lenders such as Alliance and Leicester, but you may find it harder to raise the large deposit required. Also, if you have a mortgage with a low variable interest rate that suddenly becomes more expensive when mortgage rates rise then you may find yourself in a difficult situation financially, so it is wise not to over-stretch your budget.
The second most important thing to consider in a potential property investment is its location. Properties in desirable areas such as Mayfair in London will always hold their value better in an economic downturn than properties in less opulent areas. You may find, however, that you may not be able to afford to buy the type or size of property that you want in the area that you desire, so you will have to decide whether you would be willing to your choice of location or the type of property you wish to buy.
You may already have an idea of the areas that you would like to live in, but if not, make a note of the things that are most important to you in a location, such as proximity to good schools, public transport, work, shops, restaurants, parks, and other amenities. You will also have to consider how many bedrooms and bathrooms you think you will require, whether you want a garden or not and whether you want to live in a house or a flat. The larger a property is, the more it will cost to run, and the more expensive your council tax bills will be. Newer properties may not always have the visual appeal of older properties, but can be much less expensive from a heating and maintenance point of view.
